المشاريع الاستثمارية ودورها في الحد من ظاهرة العجز السكني لمحافظة صلاح الدين

الملخص
تُعد أزمة العجز السكني في العراق من أبرز التحديات التنموية، إذ ترتبط بالزيادة السكانية المتسارعة وتنامي الحاجة إلى السكن اللائق كأحد أهم مقومات جودة الحياة بعد الغذاء والماء. في محافظة صلاح الدين، تكشف الدراسة لعام 2024 عن واقع المشاريع الاستثمارية السكنية وانعكاساتها على معالجة هذه الأزمة، مع التركيز على تقييمها وفق معايير التخطيط العمراني واستخدام نظم المعلومات الجغرافية لتحديد التوزيع المكاني لها. كما تسلط الضوء على ضعف الجوانب الاستثمارية وقلة الدراسات الجغرافية التي تعنى بتوزيع المشاريع تقويمها بحسب المعايير وبأستعمال نظم المعلومات الجغرافية والعمل على تنميتها وبيان واقع العجز السكني الذي تعاني منه محافظة صلاح الدين وتقدير الحاجة المستقبلية له بالاعتماد على معطيات الواقع السكني الحالي عدم وجود دراسات جغرافية تهتم بالتوزيع الجغرافي للمشاريع الاستثمارية السكنية ،مما يفاقم العجز السكني ويؤثر سلباً على استقرار المجتمع. إن توفير السكن المناسب يمثل مؤشراً أساسياً ضمن معايير القياس العالمية لجودة الحياة، ويستلزم سياسات فعالة لتنمية المشاريع الاستثمارية وتقدير الحاجة المستقبلية بما يضمن تلبية الطلب المتزايد ويعزز الطمأنينة الاجتماعية.
