Social Factors and the Role of the Religious Factor and their Impact on Changing Urban Land Values in the City of Samarra

Abstract
The research aims to assess the significance of social factors in the city of Samarra through a spatial analysis. It seeks to understand the overall impact of these factors on the urban environment, specifically focusing on the influence of religious factors such as the presence of shrines of holy imams. The study also investigates how these factors contribute to the fluctuation of land and real estate prices. It is important to note that studying the urban reality of any city has economic implications. Furthermore, it aids in uncovering urban issues and offering suitable remedies for them, exemplified by the division of land and housing, residential migration, family overcrowding, as well as its function in identifying instances of encroachment and its prevalence rates, which have led to the substantial demand for land and subsequent price hikes due to the insufficient supply in relation to the significant population growth. The prices of land are influenced by a combination of natural and human variables, which are determined by the specific features and location of the site. Additionally, economic and social factors also play a significant part in determining land values. The significant urban development and expansion have resulted in elevated land and real estate values, which exhibit considerable diversity.
