Variation of Land and Properties' Prices and its Reflection on the Urban Reality in Samarra

Abstract
The geography of cities is concerned with studying the rise in land prices and its spatial and temporal variation from one residential neighborhood to another and knowing its reflection on the urban reality of the city, as such studies have gained great importance for their role in the development and stability of cities. Land values help reveal the appropriate pattern in their exploitation, so the prices of lands located in the city center that enjoy the presence of efficient road networks and the presence of administrative activities and services rise, or their prices rise as a result of the high rates of demand for residential lands due to the increase in population numbers on the one hand and the shortage of land supply on the one hand. Others, as the prices of lands rise depending on the unit area of the frontage of that land, especially the land designated for commercial uses, which is more desirable and important because it achieves high economic returns as a result of its ability to compete in paying the highest prices, as the values of lands are highest in the city center as it is the meeting point of streets and roads , and it takes a gradual decrease whenever we go towards the outskirts, so the research focused on studying land prices and determining their impact on the urban land uses in the city of Samarra .
