الملخص
تهتم جغرافية المدن بدراسة الارتفاع في اسعار الاراضي وفي تباينها المكاني والزماني من حي سكني لأخر ومعرفة انعكاسها على واقع المدينة الحضري ، اذ نالت مثل تلك الدراسات قد كبير من الاهمية لدورها في تطور المدن ، فعلى اساس اسعار الارضي يمكن تحديد نوع الاستعمال السائد، لذا فأن قيم الاراضي تساعد في الكشف عن النمط الملائم في استغلالها فترتفع اسعار الاراضي الواقعة في مركز المدينة التي تتمتع بوجود شبكات الطرق الكفؤة ووجود الانشطة الادارية والخدمات، او ترتفع اسعارها نتيجة لارتفاع معدلات الطلب على الاراضي السكنية بسبب زيادة اعداد السكان من جهة ونقص المعروض من الاراضي من جهة اخرى ، كما ترتفع اسعار الاراضي بالاعتماد على وحدة المساحة لواجهة تلك الارض ولاسيما الارضي المخصصة للاستعمالات التجارية والتي تعد اكثر رغبة واهمية كونها تحقق مردودات اقتصادية عالية نتيجة قدرتها على المنافسة في دفع اعلى الاثمان ، اذ تبلغ قيم الاراضي اعلاها في مركز المدينة كونها نقطة التقاء الشوارع والطرق، وتأخذ بالانخفاض التدريجي كلما اتجهنا نحو الاطراف، لذا اهتم البحث بدراسة اسعار الاراضي وتحديد انعكاسها على استعمالات الارض الحضرية في مدينة سامراء.
