The Effect of Areal Expansion on Land Prices in the City of Khalis

Abstract
One of the most prominent effects on the expansion of the land is the change in land prices within the cities, as the expansion of the city leads to reducing the variation in land prices. This study problem came in the form of questions in the following formulation: Is the spatial expansion effect on the structure of the city of Khalis? What are the axes of the city’s expansion and what are the future directions to address the effects of expansion, including the problems of rising land and real estate prices in the study area? The research reached a number of conclusions, the most prominent of which was the expectation of an increase in the area of the city according to the high population growth rate of (6%), which indicates that the area of the city will expand from (2,469) hectares in the base year (2022) to (38578.12) hectares in 2028.
