Abstract
The role of land prices in the creation and extension of cities is of significant importance, with the variables influencing the variability of these costs varying in their relative significance across different regions. This research was conducted to investigate the factors that contribute to the variation in land prices in the city of Khalis. The study problem was formulated based on the understanding that land prices differ across different regions. The following questions were formulated to address the study problem: Does a noticeable disparity exist in land prices within the Khalis district? What were the influential variables that contributed to the pricing disparity seen in the Khalis district? The findings of the study indicated that many variables influenced the fluctuations in land prices within the urban area of Khalis. Among these variables, the most significant element was identified as the geographical placement of the land parcel, alongside the level of competition in its use..
