Abstract

This study examines the role of investment housing complexes in contributing to the reduction of the gap between housing supply and demand resulting from population growth in the city of Kirkuk. It aims to identify the current status of these complexes, their demographic and economic roles, and the factors influencing their establishment. The study adopted descriptive and analytical approaches to process demographic and housing data. The findings revealed that, by 2023, the number of investment housing complexes had reached 17, accommodating 28,068 inhabitants, with considerable variation in their population sizes. These complexes have contributed to increasing the housing supply and reducing the financial burden on the government, as investors bear the costs of constructing roads, infrastructure, and services, including educational institutions, places of worship, and other facilities, in exchange for land allocation. Meanwhile, the government contributes by providing residents with installment-based payment facilities, thereby enhancing housing provision and promoting investment.
