الملخص
تناولت الدراسة دور المجمعات السكنية الاستثمارية في المساهمة في تقليص الفجوة بين العرض والطلب على المساكن الناتجة عن النمو السكاني في مدينة كركوك، بهدف بيان واقع هذه المجمعات ودورها السكاني والاقتصادي والعوامل المؤثرة في إنشائها, واعتمدت الدراسة المنهج الوصفي في تمثيل البيانات السكانية والسكنية, وأظهرت النتائج أن عدد المجمعات السكنية الاستثمارية بلغ 17 مجمعاً حتى عام 2023، استوعبت 28,068 نسمة، مع تباين في أحجامها السكانية, وأسهمت هذه المجمعات في زيادة العرض السكني، فضلاً عن تخفيف العبء المالي عن الدولة إذ يتحمل المستثمر تكاليف إنشاء الطرق والبنى التحتية والخدمات كالمؤسسات التعليمية ودور العبادة وغيرها مقابل تخصيص الأرض في حين تسهم الدولة في توفير التسهيلات والأقساط للسكان مما يعزز توفير السكن وتنشيط الاستثمار.
