الملخص
تكتسب هذه الدراسة أهميتها في سياق التحولات السريعة التي تشهدها مدينة بغداد، ولا سيما في مدينة الصدر التي تُعد من أكثر المناطق كثافة سكانية وتعقيداً من حيث التنظيم المكاني، يُشكّل قطاع 48 أحد القطاعات السكنية الحيوية في مدينة الصدر، ويتميز بتنوع استعمالات الأرض فيه ما بين السكنية والتجارية والخدمية وغيرها، مما يجعله نموذجاً مهماً لدراسة التوزيع المكاني والاستعمالات المختلفة للأرض، ومن هنا جاءت هذه الدراسة لتحليل نمط استعمالات الأرض الحضرية في هذا القطاع، وتحديد التحديات التخطيطية التي تواجهه، بهدف تقديم مقترحات تنموية تسهم في تحسين كفاءة استخدام الأرض وتحقيق التنمية الحضرية المستدامة.
