Abstract

Land prices play a prominent role in the growth and expansion of cities. , and the factors affecting the variation of these prices differ in importance from one region to another. Accordingly, the research came under the title of “Factors affecting the spatial variation of land prices in the city of Al-Dur.”This study examines the environmental, social, economic, political and geographical factors that affect land prices in the city. The study aims to determine the spatial variation of land prices in the city within its municipal boundaries consisting of (13) neighborhoods for the year 2024 . Explaining the most important factors that led to the rise in land prices there. Data was collected through a questionnaire form and the results showed that there are a number of factors that affected the variation of land prices, the most prominent of which were the location of the plot of land and the availability of Services, the presence of commercial activities, and the availability of infrastructure, as well as economic and social factors. The study then recommended developing planning programmes to reduce the difference in land prices in the city.
